T2 is an opportunistic, privately-held real estate investment firm that is based in Chicago.

Since its founding in 2011, T2 has deployed $800+ million across the entire capital stack and among virtually all property types. The firm has created a niche in swiftly executing investments of $1 – 15 million on properties that require a total capitalization of $2 – 50 million. Each investment is designed to serve as a customized capital solution that is tailored to meet specific objectives and lead to a mutually desirable outcome among T2 and its counter-parties.

As the manager of multiple discretionary funds, T2 is actively pursuing unique, value-add opportunities as lender as well as owner. Complex and/or time-sensitive opportunities are welcome.

T2 has led or participated in well over $2 billion in commercial real estate investments across the entire capital stack since inception.

The management team is comprised of high-integrity, high-capacity individuals with diverse and complementary skill sets.

T2 has readily available capital for deployment as debt or equity for compelling investment opportunities.

Limited bureaucracy, streamlined processes, and ready capital enables timely execution on investments.

T2 primarily makes investments under $20M, which is an inefficient segment of the commercial real estate market.

T2 has carved out a niche in delivering surety and speed in execution in its investments.

T2 originates investments through a reputable network of industry professionals and intermediaries.

T2 specializes in providing capital where unique circumstances require a flexible and pragmatic capital structure.

As contrarian investors, we primarily focus on property types that appear to be undervalued or poised for recovery. In applying this opportunistic approach, we pursue assets that may be overlooked by other institutional investors. We believe our primary strengths lie in our relationships, experience and ability to quickly and intelligently deploy capital.
