Q4 2012 – Via a joint venture, T2 acquires two class ‘A’ apartment buildings in downtown St. Louis via a distressed situation.

The seller was seeking a discrete sale to a buyer who could provide surety of execution while navigating some complications on the seller’s side.  T2 partnered with very seasoned multi-family operators to consummate the acquisition and implement a specific value-add strategy.  That strategy is now being executed and the end-product is delivering solid returns.

Q3 2012 – T2 provides mezzanine loan to facilitate the completion of construction of a class ‘A’ apartment property in Indiana.

Construction on the boutique, class ‘A’ property had started in early-2012 and was delayed when the construction lender was abnormally slow in processing draw requests for the developer.  T2 stepped in to provide the balance of capital necessary to complete construction and stabilize the property.  It is now fully-leased and T2 is well positioned for take out.

Q2 2012 – T2 facilitates recapitalization of 800,000 square foot industrial portfolio.

T2 provided a preferred equity investment to a joint venture partner who was required to pay their CMBS loan down in order to receive a loan extension.  The Midwest-based portfolio is performing, generating recurring monthly income and being positioned for sale in 2013/14.

Q1 2012 – T2 forms JV to acquire 100+ residential condos in Chicagoland.

T2 formed a joint venture with a local owner/operator to acquire and manage a growing portfolio of 100+ residential condominiums within the Chicagoland area.  All condos are acquired directly from banks (REO) or via short sale then rented out shortly thereafter.

Q4 2011 – T2 provides financing to facilitate repositioning of formerly vacant, single-tenant retail building

T2′s client acquired a formely vacant furniture retail store within a high-traffic lifestyle center in Missouri.  Prior to closing, the client had a long-term lease in hand with a national retailer for 100% of the space.  In order to accommodate the seller’s request for a quick closing, T2 completed its due diligence and closed on the loan in less than 3 weeks.

Q3 2011 – T2 provides financing to facilitate recapitalization of Indiana retail center.

The 12,000 SF, multi-tenant building is shadow-anchored by Wal-Mart and located at a high-traffic, stop-lighted intersection.  The previous lender ran into capital issues which led to a prolonged delay in the construction of the building.  T2 stepped in to take out the lender, facilitate the completion of construction and stabilization of the property.

Q2 2011 - T2 facilitates University of Kentucky student-housing acquisition via short sale.

T2 provided a preferred equity investment via a joint venture with a local student-housing owner/operator. The underperforming property was acquired through a short sale and was fully-leased and profitable within six months of acquiring it. T2 completed its due diligence and closed on the investment within 10 days of learning of the opportunity.
